The misunderstanding between the "I buy houses for cash....fast" company and a typical seller...

I met with a potential seller last weekend and I learned something new...
 
I have sold homes in the Fresno/Clovis CA market for a long time, and I assumed all people knew that the "I buy houses for cash....fast" company is NEVER going to pay them market value for their home.
 
My meeting with a referred potential seller last weekend solidified that making assumptions does not bode well in life. She had called a number on a large sign on the corner of a busy street and set an appointment with a cash buyer. There is absolutely nothing wrong with this, but I want people to understand that the "cash for your home fast" buyer is going to offer you a price that leaves them a hefty margin on the back end.  
 
I learned that her perception of her home was that it needed too much work and she was embarrassed about haveing people/agents look at the home. I was able to get in to do a walk-through and immediately knew that she should go to the open market. Her house is highly desirable as it sits on 2+ acres in the "Clovis Country" (93619 zip code) and the home is simply dated. 
 
My advice....If you are going to entertain an offer from a "I buyer houses for cash...fast" company, get at least 3 of these companies to give you 3 different opinions/offers (Trust me...there is no shortage of people in the "cash for your home fast" pool here in Fresno/Clovis CA).  I also highly recommend you have an experienced real estate agent take a look as well. 
 
I helped her get two additional cash people to the house within one day and all three offers came in very close to eachother ($525,000-$550,000).  The problem is that she can probably sell the home on the open market for $675,000-$725,000...Literally a difference of about $150,000 (More like $100,000 after typical selling costs).
 
So...when you decide to sell your home, PLEASE talk to a real estate expert... It might save you $100,000!
